Hollywood Office Space Gets Creative

Over the next couple of weeks we’ll be featuring a few articles that will take a closer look at some creative tenants and office spaces in Hollywood. For those of you who are unaware, or maybe still “cubicle living,” there’s a whole new world of office space being created across the country. From Los Angeles to New York, real estate brokers and analysts have noticed that tech, media, and entertainment companies are growing faster than ever. With this growing market has come a push for “creative office space” and a change in building requirements.
This was clearly seen during John Kilroy, Jr.’s keynote address at last month’s Hollywood Chamber of Commerce Economic Development Summit. During his presentation Mr. Kilroy (CEO, Kilroy Realty Corporation) shared some provocative trends in the contemporary office market. For example, workers require less square footage in creative/collaborative office spaces as compared to the traditional cubicle/corner office environment (see photo from his presentation below).
This trend has opened up an opportunity for buildings that may not have traditionally been defined as “office space” to open their doors, as well as floor plans, to creative uses…far beyond what most landlords envisioned was possible.
This trend is also materializing right before our very eyes here in Hollywood, with such businesses as ‘Caviar Content’ and ‘WeWork’ leading the way. Gone are the days of the cubicle or even having your own office; here now are the days of community tables and bring-your-dog- to-work. Today it’s all about collaboration, open floor plans, and making the old…new.
